As we move through another Colorado summer, many buyers and homeowners are asking how drought, wildfire concerns, and the rising cost of homeowners insurance are affecting our community and the local real estate market.
The good news is that Buena Vista continues to be one of Colorado’s most desirable mountain communities. While drought and wildfire are important considerations, they haven’t changed the reasons people choose to live here, a welcoming community, year-round recreation, and an unmatched quality of life.
Today’s buyers are more informed than ever. Many ask about defensible space, wildfire mitigation, roofing materials, insurance availability, and emergency access before making an offer. Homes that have been thoughtfully maintained, with healthy tree management and fire mitigation improvements, often stand out and give buyers added confidence.
Homeowners insurance has also become an important part of the buying process. Depending on a property’s location, premiums may be higher than in years past, and some insurance companies require additional information before issuing coverage. Drought has also affected our community in other ways. Lower water levels on the Arkansas River have created challenges for local rafting companies. Fortunately, many outfitters have been creative by utilizing sections of the river with adequate water levels while also offering additional outdoor adventures and experiences for their guests. Visitor traffic has remained strong as people continue to come to Buena Vista to enjoy hiking, mountain biking, fishing, camping, festivals, shopping, wonderful local restaurants, and, most importantly, spending time with family and making lasting memories in our beautiful Colorado mountains.
